Short-let management on the Costa Smeralda and around Olbia
In Sardinia we manage five homes in Cugnana, on the hillside between Porto Rotondo and Portisco. It is the most seasonal market we work in: here the year is won or lost in a few weeks, and organisation matters more than price.
A short season that has to be used in full
On the Gallura coast demand runs from June to September, with a sharp peak in August. A home left empty for two weeks in July does not recover that revenue in October: the calendar has to be filled early, and rates reviewed week by week as the season approaches.
The opposite risk is just as real: selling the whole summer in April out of fear of empty weeks. A price set too low months ahead costs as much as an unsold week. The balance is between early occupancy and rates defended on peak dates.
Being close to Olbia airport and the marinas shapes the guest: quick arrivals, weekly stays, many families. Cugnana in particular attracts people who want the Costa Smeralda without Porto Cervo prices — a precise position, and one the listing has to state.
What we already manage here
Five homes in the same area, which lets us organise cleaning, changeovers and support without dead time.
Five homes in Cugnana
Apartments and cottages on the hillside above the gulf, minutes from Porto Rotondo and Portisco.
Back-to-back changeovers
In high season stays follow one another: having several homes in one area makes cleaning and checks possible in a single round.
Outdoor space
Terraces and gulf views: in Sardinia these decide the booking, and they have to be photographed at the right hour.
International guests
Hosting in Italian and English, with clear directions to beaches, marinas and how to get around without wasting time.
What we actually do
Week-by-week pricing
August rates are not decided in January and then left alone: they follow actual occupancy.
Changeover logistics
Cleaning, linen and checks organised around the arrivals calendar, including same-day departures and arrivals.
Pre-season maintenance
Air conditioning, insect screens, outdoor areas: checked in spring, not in July with the house full.
Sardinian filings
CIN, guest filings and the Olbia tourist tax handled by us, on time.

Questions from owners in Gallura
- Do you manage homes outside Cugnana?
- We look at properties around Olbia and along the Gallura coast. The condition is that the home can be reached within times compatible with cleaning and support in high season: if it cannot, we say so before signing.
- Is it worth letting only in summer?
- In most cases the useful season runs from May to October, with most revenue in July and August. Out of season demand exists but is limited: the plan we present carries a realistic estimate, not an optimistic one.
- Who handles cleaning between guests?
- We do, with staff organised around the arrivals calendar. In high season changeovers are scheduled in advance, day by day.
- Can I use the house myself at times?
- Yes. Personal-use periods are blocked in the calendar: the earlier they are set, the better the rest of the season can be priced.
