Terms & conditions
These terms govern the use of eleutheria.world and the booking requests sent through the site. The specific booking conditions are presented by the chosen channel before confirmation.

2. Eleutheria's role
Eleutheria is a short-let property management company. This site is informational and promotional: it presents the managed homes and lets you send availability requests. Actual bookings are completed on the stated booking channels (the Kross booking engine, Airbnb, Booking.com) or through a specific agreement with the manager.
3. Content and availability
Information about the homes (descriptions, photos, amenities) is provided in good faith and with the greatest care, but may change. Up-to-date prices, availability and stay conditions are those shown on the booking channel at the time of the request and may differ from what is shown on the site.
4. Bookings and contract
Sending the contact form or a WhatsApp message is an availability request, not a confirmed booking. A booking is concluded only after confirmation through the chosen channel and under the conditions (rate, payment, security deposit) set there. The holiday rental contract is governed by the booking channel's conditions and the accommodation's house rules.
5. House rules
Guests agree to respect the stay rules set out on theUseful info page (no smoking, no parties, quiet hours, registered guests, etc.). Non-compliance may trigger the consequences set out in the booking terms, the accommodation rules and applicable law.
6. Cancellations and refunds
Cancellation, change and refund conditions are those of the rate and booking channel chosen (Kross, Airbnb, Booking.com). Please check them before confirming.
7. Prices and taxes
Where applicable, a tourist tax set by the Municipality may be added to the stay amount, to be paid as indicated before or during the stay.
8. Limitation of liability
Eleutheria is not liable for any inaccuracies in the content, for temporary unavailability of the site, or for events of force majeure. The site links to third-party platforms: we are not responsible for their content, services or policies. Nothing in these terms limits liability that cannot be excluded by law.
9. Intellectual property
Texts, photographs, logo, the “Eleutheria” brand and the site's design are protected and owned by ELEUTHERiA s.r.l.s or the respective right-holders. They may not be reproduced or used without written authorisation.
10. Consumer rights
For users acting as consumers, the mandatory protections of the Italian Consumer Code (Legislative Decree 206/2005) and applicable law remain unaffected.
11. Governing law and jurisdiction
These terms are governed by Italian law. The Court of Arezzo has jurisdiction, without prejudice to the mandatory consumer forum where applicable.
12. Changes
Eleutheria may update these terms; the version in force is always published here.
