These terms govern the use of eleutheria.world and bookings made through the site. The specific booking conditions are presented by the chosen channel before confirmation.

1. Site operator

2. Eleutheria's role

Eleutheria is a short-let property management company. This site presents the homes and lets you check availability and prices. Where active, online payment is handled through Lodgify and its payment provider. The channels listed on each property page and direct contact with the manager are also available.

3. Content and availability

Information about the homes (descriptions, photos, amenities) is provided in good faith and with the greatest care, but may change. Up-to-date prices, availability and stay conditions are checked with Lodgify when you search and again before proceeding to payment. A quote does not reserve the dates: the final conditions are those accepted when the stay is confirmed.

4. Bookings and contract

For online bookings, the summary shows the total, any deposit payment, due dates and cancellation conditions. Confirmation is displayed after verification of the required payment and the booking status in the management system. Opening the payment page is not confirmation. When a deposit payment is required, the balance remains due according to the displayed schedule. Expired or cancelled sessions must not be paid. The contact form and WhatsApp remain available for information requests. The holiday rental contract is governed by the conditions accepted during booking and the accommodation’s house rules.

5. House rules

Guests agree to respect the stay rules set out on theUseful info page (no smoking, no parties, quiet hours, registered guests, etc.). Non-compliance may trigger the consequences set out in the booking terms, the accommodation rules and applicable law.

6. Cancellations and refunds

Cancellation, change and refund conditions are those of the rate and booking channel chosen (Lodgify, Airbnb, Booking.com). Please check them before confirming.

7. Prices and taxes

Where applicable, a tourist tax set by the Municipality may be added to the stay amount, to be paid as indicated before or during the stay.

8. Limitation of liability

Eleutheria is not liable for any inaccuracies in the content, for temporary unavailability of the site, or for events of force majeure. The site links to third-party platforms: we are not responsible for their content, services or policies. Nothing in these terms limits liability that cannot be excluded by law.

9. Intellectual property

Texts, photographs, logo, the “Eleutheria” brand and the site's design are protected and owned by ELEUTHERiA s.r.l.s or the respective right-holders. They may not be reproduced or used without written authorisation.

10. Consumer rights

For users acting as consumers, the mandatory protections of the Italian Consumer Code (Legislative Decree 206/2005) and applicable law remain unaffected.

11. Governing law and jurisdiction

These terms are governed by Italian law. The Court of Arezzo has jurisdiction, without prejudice to the mandatory consumer forum where applicable.

12. Changes

Eleutheria may update these terms; the version in force is always published here.
