Short-let management in central Florence
In Florence we manage apartments in the historic centre, on Via Cavour and Via dei Servi. It is the most international market we work in, and the one where language, punctuality and photography make the difference.
An international market with its own rules
In central Florence most demand comes from abroad and books months ahead. A listing written badly in English, or run through a machine translator, loses bookings before it is read: our texts are written by hand in Italian and in English.
Competition in the centre is high and it is won on photographs and on the first three lines of the description. An apartment with a recognisable detail — a view, a terrace, a top floor with a lift — has to be told through that detail, not as “apartment in the centre”.
City rules on short lets in the historic centre change fairly often. Before taking on a home we check the property’s position and discuss it openly with the owner: we would rather have one instruction less than an irregular one.
What we already manage here
Two apartments in the historic centre, both chosen because they have something that sets them apart.
Via dei Servi 9
Between Piazza del Duomo and Santissima Annunziata, with a view of the Duomo from the windows: the detail that carries the listing on its own.
Via Cavour 82
The San Marco and Accademia area, with a small terrace: outdoor space in the centre, rare and much searched for.
Full amenities
Kitchen, washing machine, air conditioning, Wi-Fi and lift: in the centre these are the filters that decide whether a home appears in search at all.
Bilingual hosting
Guest communication in Italian and English, from the first enquiry to the day of departure.
What we actually do
Listings in two languages
Texts written by hand for Italian and international readers, using the words guests actually search with.
City-season pricing
Fairs, events, long weekends and peak tourist season move central rates differently from the countryside.
Check-in for long journeys
Delayed flights, late arrivals, luggage: hosting is organised knowing the guest has just travelled a long way.
Filings and tourist tax
Guest filings, CIN and the Florence tourist tax handled by us, on time.

Questions from owners in Florence
- My apartment is in the historic centre: can it be used as a short let?
- It depends on the property’s position and on the city rules in force at the time. That is the first thing we check together, before discussing income: we do not take on homes in an irregular position.
- Do you manage properties outside the centre?
- We look at each case. In the city we work mainly in the historic centre, where international demand is strongest and the service is operationally sustainable.
- Who answers international guests?
- Our team, in Italian and in English. Replies are not automated and do not go through a call centre.
- What does management cost?
- The fee is a commission on revenue and is set after we have assessed the property. Before any instruction we set out in writing what is included, the terms and the costs.
